Inspection of concrete and plaster facades

Name of service (page headline, shown in promos – maximum of 70 characters incl. spaces): Survey of facades Lead (include SEO-words and the main benefits for your target groups. Stick to one paragraph, maximum 2-3 sentences):

RISE concrete assessors have extensive experience in inspecting damages in various types of facades, such as facades of concrete elements, plaster or brick.

Purpose/Benefit:

Damage to concrete facade elements may occur during installation and later worsen when moisture enters the damage. Moisture may then cause frost damage and reinforcement corrosion, leading to subsequent concrete damage. Frost damage and damage due to reinforcement corrosion may also occur over time in undamaged areas of concrete elements and in cast-in-place concrete.

Corrosion may occur through carbonation, which is a chemical reaction between the carbon dioxide in the air and the alkaline components in the concrete, causing the pH to decrease in the concrete. When carbonation reaches the reinforcing bars, they begin to rust, provided the concrete is sufficiently moist. Reinforcement corrosion may also occur if the concrete contains chlorides above a certain critical level. The corrosion products (rust) have a much larger volume than the original steel, which leads to so-called rust bursting. As a result, the concrete cover layer outside the reinforcement cracks and eventually falls off.

Concrete may freeze and crack if it has insufficient frost resistance.

Damage to facades of plaster and brick may occur due to subsidence, movements, and incorrect applying of plaster or brick including mortar.

Method (what/which methods are used to perform the service):

RISE's surveys of facades usually include visual inspection, damage mapping, measurements and sampling.

Inspection of balconies - Condition assessment and propose measures

Name of service (page headline, shown in promos – maximum of 70 characters incl. spaces): Survey of balconies Lead (include SEO-words and the main benefits for your target groups. Stick to one paragraph, maximum 2-3 sentences):

RISE concrete assessors have extensive experience in examining damages to different types of balconies, e.g. balconies with load-bearing slabs of reinforced concrete and so-called steel frame balconies (load-bearing frames with steel beams). More information about types, damages, etc. can be found in the book "Balkonger" (ISBN 978-91-7917-19).

Purpose/Benefit:

The most common cause of damages to concrete balconies is reinforcement corrosion. Corrosion can occur through carbonation, which is a chemical reaction between the carbon dioxide in the air and alkaline components in the concrete so that the pH of the concrete drops. When the carbonation has reached the rebars, these begin to rust, if the concrete is sufficiently moist. Reinforcement corrosion can also occur if the concrete contains chlorides above a certain critical content. The corrosion products (rust) have a much larger volume than the original steel, which causes so-called rust blasting. The concrete top layer outside the reinforcement thus cracks and falls off over time.

Damage to concrete balconies may in some cases also occur by the concrete freezing if it has insufficient frost resistance.

The most common reason why steel-framed balconies need to be repaired or disabled is damages to the load-bearing steel beams. The attachment of the steel frame to the wall is the most mechanically stressed point in the entire balcony structure. To ensure that a steel frame balcony is safe, all beams must therefore be exposed for inspection, even a bit into the façade.

Method (what/which methods are used to perform the service):

RISE's surveys of balconies usually consists of visual inspection, damage mapping, measurements of covering concrete layers and carbonation depth, as well as chloride sampling (random sampling). On steel frame balconies, inspection of steel beams is sometimes also carried out, usually during renovation of balconies or facades (costly).

Delivery (what does the client get after performed service – e.g. a report, certificate etc.):

RISE inspections are usually compiled in verified reports, which usually include condition assessments and proposed measures.

Measurement and monitoring systems for moisture and temperature

Name of service (page headline, shown in promos – maximum of 70 characters incl. spaces): Moisture and temperature logging Lead (include SEO-words and the main benefits for your target groups. Stick to one paragraph, maximum 2-3 sentences):

RISE offers a service for continuous measurement and monitoring system with wireless sensors of the climate in building structures. The system also measures moisture content and especially in Nordic spruce and pine with wood species and temperature correction. Evaluation is done, among other things, with mold models. RISE has used the system since

Purpose/Benefit:

One purpose may be to monitor moisture conditions to provide peace of mind or to catch sudden failures, deficiencies or deterioration early before both warranty and liability periods expire. Another purpose may be to continuously obtain moisture and temperature conditions to be able to prove the function of structures and demonstrate that they work in reality and as intended and learn for future construction projects. Documentation of accurate measurement data is valuable both directly or for later analysis and for the dissemination of experience and knowledge of the behavior of the building structure, but also to demonstrate that both building regulations are met and quality is assured.

The system also performs analysis of measurement data, for example with mould models. This is often a prerequisite for being able to assess whether the moisture conditions that have arisen may have resulted in damage or not.

Method (what/which methods are used to perform the service):

Wireless sensors measure relative humidity, temperature and moisture content, which are stored for a certain period of time in each sensor and sent to a local measurement collector (Gateway) in the building. Gatway is also designed for wireless connection to the internet and the measurements can also be followed continuously in real time. Gatway needs a standard 220V electrical outlet.

The sensors are electric and powered by a lithium battery, with an operating time of up to 10 years at normal measurement intervals. Moisture content is measured by the resistance method between two stainless steel electrodes. Correction is made according to our correction formula for wood type and temperature.

Before and after (if possible) use, calibration or comparative control against traceable climate and/or measuring instruments is performed.

Evaluation of measurement data is done, among other things, with mould models that we have developed (MOGLI model) or participated in the development of (MRD model).

Delivery (what does the client get after performed service – e.g. a report, certificate etc.):

Placement of measuring points is crucial to get the most critical points and get the most benefit from the measurements. We advise on the placement of measuring points and we can go out and install sensors and measuring collectors if desired.

For example, we are happy to send equipment that has been calibrated and tested by us and it is just to screw up in the desired measuring points and plug the plug to the measuring collector into a 220V power outlet. The measurement data (RF and T) is directly available online and it is possible to be notified if deviations occur.

Measured data on moisture content with corrected moisture content values, RH, temperature and analysis of moisture conditions with mould model.

Reconciliations are carried out as required, for example half-yearly reconciliations, and the measurements are compiled in a measurement report with measurement diagrams, analyses and conclusions.

Survey of swimming pools and bathhouses

Name of service (page headline, shown in promos – maximum of 70 characters incl. spaces): Inspection of swimming pools Lead (include SEO-words and the main benefits for your target groups. Stick to one paragraph, maximum 2-3 sentences):

RISE concrete assessors have extensive experience in examining the condition of concrete structures at swimming pools and swimming facilities. At these plants, leakage and concrete damage often occur in the form of reinforcement corrosion and cracking.

Purpose/Benefit:

Reinforcement corrosion can be caused by mainly two things, the carbonation of the concrete and the presence of chlorides in the concrete.

Carbonation, which can be said to be a natural aging of concrete, means that alkaline components in the concrete react with the carbon dioxide in the air, whereby the pH value of the concrete drops and the original anti-corrosion properties of the concrete are thus lost.

If chlorides are added to the concrete in a certain amount, these can also trigger reinforcement corrosion, even if no carbonation has taken place. In swimming pools, chlorides are often added to the concrete by neutralizing the bathing water with hydrochloric acid.

When the reinforcement rusts, the corrosion products acquire a larger volume than the original steel, which causes concrete damage.

In swimming pools and swimming facilities, there may also be problems with releasing, cracking and erection of ceramic tiles.

Method (what/which methods are used to perform the service):

RISE's surveys of swimming pools and bathhouses usually include visual inspections, damage mapping, measurements of covering concrete layers and carbonation depth, as well as chloride sampling.

Survey of garages, car parks and parking decks

Name of service (page headline, shown in promos – maximum of 70 characters incl. spaces): Inspection of garages and car parks Lead (include SEO-words and the main benefits for your target groups. Stick to one paragraph, maximum 2-3 sentences):

For several decades, RISE concrete assessors have inspected garages and car parks because they usually receive concrete damages. Most often, the damages are caused by chlorides from thawing salt, which is taken in with the cars during winter time. The chlorides penetrate the concrete and eventually cause the reinforcement to rust.

Purpose/Benefit:

Initially, the reinforcement in the concrete is well protected against corrosion by the surrounding concrete's high pH value. Corrosion protection is broken if the chloride ion content, Cl-, in the concrete exceeds the concrete's so-called chloride threshold value.

The corrosion protection in the concrete can also be broken by carbonation. Carbonation is caused by carbon dioxide from the air penetrating the concrete and forming calcium carbonate, which lowers the pH value of the concrete, with the result that the concrete loses its original anti-corrosion properties.

When the reinforcement corrodes, so-called rust blasting occurs because the corrosion products (= rust) have a much larger volume than the original steel and the concrete layer over the reinforcement thus cracks and gradually splits loose.

In unheated garages and car parks, frost damage can also occur in the concrete.

Method (what/which methods are used to perform the service):

RISE's surveys of garages and car parks usually consist of visual inspection, damage mapping, measurements of covering concrete layers and carbonation depth, as well as chloride sampling.

Inspection and analysis of wind turbines

Name of service (page headline, shown in promos – maximum of 70 characters incl. spaces): Inspection and analysis of wind turbines Lead (include SEO-words and the main benefits for your target groups. Stick to one paragraph, maximum 2-3 sentences):

Wind power turbines sometimes have technical flaws or vibrations that don't correpsond with the supplier's promise. In rare cases, breaksdowns do occur. At RISE, we have comprehensive wind power expertise and our experienced, independent experts can assist you with inspection and investigation as well as with developing an action plan with you.

Purpose/Benefit:

To carry out inspections of wind power turbines, either as part of an end-customer delivery or as the result of technical flaws discovered by one of the parties. Investigation of the reasons for a breakdown, either of a single component or an entire wind power plant is another type of inspection.

Method (what/which methods are used to perform the service):

At the inspection of a wind turbine as part of an end-customer delivery, a check-list of the parts to be inspected or controlled is put together by RISE or the customer. We conduct a systematic review on site of the components and systems on the customer's check-list. Sometimes, we inspect all wind turbines in a park.

In the case of specific technical flaws or breakdowns, we conduct a preliminary analysis based on available technical information. The analysis is followed by a visit to the wind turbine to observe the problem and investigate the reasons behind it. We interview the staff that discovered the problem and in most cases, representatives from the suppliers are interviewed as well.

Delivery (what does the client get after performed service – e.g. a report, certificate etc.):

Following an inspection of a wind turbine, a report based on the check-list is delivered. Every action is ticked off together with a comment. The report forms the basis of a summary statement. If the inspection concerns a specific technical problem or a breakdown, an in-depth report will be delivered. It describes the situation, explains connections and phenomena linked to the problem, analyses the cause of events and quantifies reasons.
